He talks to us about Canberra’s hottest suburbs and why he thinks buying off the plan is a great way to get into the property market.
If you want to buy a home in Canberra, the suburbs that are hot at the moment are Ginninderra and Taylor. A lot of people are looking to buy in Ginninderra mostly because of the affordability factor. Even though the land sizes are comparatively small, you can buy a new four bedroom home for around $550,000.
What I tell first home buyers is that never think it’s your last house. If you are buying an apartment for $550,000, then why not buy a home and land for the same price?
The real benefit of buying off the plan is that it’s cheaper. Builders or developers have already factored in a buffer to their cost – so if you buy off the plan you might get the same result but for a lower price.
The plans and inclusions can always be negotiated with the builder if you grab them in the early stages. However, once the builder starts building, then only cosmetic changes are possible.
You can choose your land and do the build as well, but buyers need to do their due diligence. There might be easement issues, set backs, falls in the land which effects what you can build, or additional excavation costs to level the block – these are just a few of the issues with buying land.
